Scope of Work

Doreon developed and installed custom epoxy terrazzo flooring for the main lobby at Shore Towers in Astoria, New York. The installation was planned around an occupied residential building, requiring careful coordination with existing conditions and daily access needs.

The scope included design development, substrate preparation, wall reinforcement, divider-strip layout, terrazzo placement, seamless cove transitions, and final grinding and polishing. The work was completed in coordinated phases so the lobby could remain accessible throughout construction.

01 Design

The designers envisioned the lobby as a brutalist-inspired interior, drawing from the monumentality of the MetLife Building and the disciplined modernism of the Seagram Building.

02 Installation

From first sketch to final polish.
One process. one standard.

At Shore Towers, the custom epoxy terrazzo installation progressed through a controlled sequence—from membrane preparation and divider-strip layout to terrazzo placement, grinding, polishing, and final sealing.

01 Surface Preparation & Layout

The existing substrate was mechanically prepared and corrected with a high-strength underlayment to create a clean, level surface. A protective membrane was then installed before the terrazzo divider strips were positioned to establish the floor layout and panel dimensions.

02 Epoxy terrazzo installation

The aggregates were carefully procured and preblended to ensure consistent quality, color, and distribution throughout the floor. The epoxy matrix color was matched to the exact project specifications before the terrazzo mixture was placed by hand between the divider strips and worked across the prepared surface to maintain uniform thickness and continuity.

03 grinding and  polishing

After the epoxy terrazzo cured, the floor was mechanically ground through a controlled series of passes to expose the aggregate and correct surface irregularities. Progressively finer abrasives were then used to refine and polish the floor, developing a consistent finish and bringing clarity to the aggregate composition.

04 Installation of sealer

Once grinding and polishing were complete, a protective terrazzo sealer was applied evenly across the finished surface. The sealer helps resist staining and routine wear while preserving the color, aggregate clarity, and specified sheen of the epoxy terrazzo floor.
